Diversified Value Add
New Boston executes its investment strategy by focusing on the acquisition and development of well-located properties within the preferred sub-markets of our regional investment platforms in the Northeast, Mid-Atlantic and Southeast. The market conditions will vary across regions and are subject to a range of key market drivers and differing levels of exposure to economic distress. As a result we will seek to focus our strategy within each region to capitalize on the best opportunities based on New Boston's strengths and experience.
Our objective is to provide strong risk-adjusted returns while building in a substantial margin of safety by establishing a low basis relative to replacement cost and mitigating risk exposure through professional hands-on asset and portfolio management.
We look to create a balanced portfolio focused on:
- Deeply discounted acquisitions of recovering assets with low initial occupancy and potential for significant capital appreciation.
- Low-basis income producing acquisitions, and select pre-leased, phase-able or pre-sold developments that generate cash flow and strong risk-adjusted returns.
We execute a consistent and repeatable investment and due diligence process driven by disciplined underwriting for evaluating potential deals and managing risk for:
- Well-located commercial and residential properties at pricing below replacement cost that are currently generating cash flow
- Uncovering market niches and under valued real estate where we can add value through asset management
- Recapitalizing distressed owners of quality assets with an equity infusion or pay off debt at a deep discount to acquire assets
- Development or redevelopment of higher yielding properties where risk has been mitigated through pre-leasing or pre-sales
