New Boston Fund Sells Parkstone Place
Start-up company makes Chantilly office building its headquarters
CHANTILLY, VA (July 17, 2007) - New Boston Fund, Inc., a real estate investment, development and management firm, recently announced the sale of Parkstone Place, a Class A office building, to Agilex Technologies, a start-up enterprise IT services business. Agilex Technologies will occupy the entire building. CBRE was New Boston`s broker on the sale.
New Boston Fund and McLean-based Realty Capital Partners were the developers for the 76,400-square-foot office property. Construction was completed in late 2006. The new facility includes nine-foot finished ceilings, efficient column-free floor plates with an extensive window line, and a fitness center.
"The development and sale of Parkstone Place is a perfect example of a successful joint-venture partnership with our partner Realty Capital Partners," says Patrick Connell, Vice President of Asset Management for New Boston Fund`s Mid-Atlantic region. "This sale was an opportunity to capitalize on significant returns to our investors while avoiding lease up risk in a competitive market."
The property is located in the Westfields Corporate Center and includes free parking with a ratio of 5 spaces per 1,000 square feet. Parkstone Place is just minutes from route I-66 and a short walk from Westfields Marriot and the Westfields International Conference Center. It is conveniently located off of Route 28, south of Route 50, and within miles of the Dulles International Airport.
